The Ontario Building Code Baseline: 60 m² (645 sq ft)
Ontario’s building code sets one baseline standard that most GTA municipalities apply directly: a tent, or a group of tents counted together, is exempt from a building permit only if all of the following are true:
- The combined ground area of the tent(s) is 60 square metres (about 645 square feet) or less
- The tent is not attached to a building
- The tent is set up more than 3 metres (about 10 feet) from other structures
For reference, a 20 ft x 40 ft tent works out to roughly 74 m² — already over the exemption limit.

Since Mississauga and Brampton both confirm the 60 m² standard, it’s reasonable to expect other municipalities in these regions follow the same provincial baseline — but confirm with your specific local building department before booking a large tent.
- York Region: Vaughan and Markham (both York Region municipalities) confirm 60 m², and Richmond Hill and Newmarket residents should expect the same baseline, confirmed locally.
Bottom line: five GTA-area municipalities we checked directly (Mississauga, Brampton, Vaughan, Markham, and Ottawa) all state the identical 60 m² (645 sq ft) threshold — strong evidence this is Ontario’s province-wide building code baseline. Toronto is the one exception that doesn’t publish the number outright.
