1. The "646 Square Foot" Rule (When You Need a Permit)

One of the most common questions we get at Vibrant Occasions is: "Do I really need a permit for a party tent?"

In most of the GTA, including Toronto, Mississauga, and Oshawa, any temporary structure larger than 60 square metres (approximately 646 square feet) requires a building permit. In Brampton, that threshold is slightly lower at 645 square feet.

What does this look like in real life?

  • No Permit Needed: A 20’x20’ tent (400 sq. ft.) or a 20'x30' tent (600 sq. ft.).
  • Permit Required: A 20’x40’ tent (800 sq. ft.) or anything larger.

If your event requires multiple smaller tents, you can often avoid a permit as long as the tents are spaced at least 3 metres (about 10 feet) apart. However, if they are joined together, the city views them as one large structure.

When you cross that 646 sq. ft. threshold, the city doesn’t just want a fee, they want proof of safety. For tents between 646 and 2,420 square feet, the Ontario Building Code requires assembly and anchorage specifications.

If you’re planning a massive gala or corporate event with a tent larger than 2,420 sq. ft., you’ll need a professional engineer to design the setup and conduct a field review.

The City of Toronto's permit fees for 2026 are roughly $214.79 per certified tent. Keep in mind that these fees can vary slightly by municipality, and you’ll also need to provide a site plan showing exactly where the tent will sit on your property.
